Hilldale is a multi-phase mixed-use redevelopment project on 37 acres in Madison, Wisconsin, located three miles from the center of the downtown. The first phase of the redevelopment is nearing completion and consists of the following: (i) Hilldale Mall, the renovation of 420,000 s.f. mall; (ii) Hilldale Row, development of forty townhomes and condominiums; (iii) Street Retail, 75,000 s.f. of retail; and (iv) Parking Garage, 667 stalls parking garage. In addition, the nations first Sundance Movie theater was constructed in phase one.
The second phase of the redevelopment is currently underway. Phase II consists of the following: (i) The Heights, 112 unit residential condo building with 43, 636 s.f. of office space; (ii) Centric, 90 unit loft building built above a 44,500 s.f. health club and 23,700 s.f. of retail/restaurant space; (iii) Parking Garage, 1094 stall parking deck; (iv) four townhomes; 4,500 s.f. Retail Pad; and (v) greens space.
The third and fourth phase of the redevelopment are going through entitlements. Phases III and IV includes a 145 key hotel, amphitheater park and a renovated rear mall entrance and food court adjacent to Macy's.
